Plan – Manage – Build
Our proven process is designed to help customise your requirements, avoid cost traps and make sure we achieve your vision for your home with minimum disruption, intrusion and mess.

Following the initial assessment, a consultation is arranged with an experienced builder to discuss your project in detail.

During this discussion, we focus on your objectives, priorities, and budget, providing practical guidance based on experience. We assess key site and build considerations including services, access, levels, existing structures, demolition requirements, and proposed building positioning.

After the consultation, a detailed build cost estimate is prepared outlining preliminary costs, anticipated build costs, and any optional items discussed. This provides clarity around the financial scope of the project before moving forward. Any cost guidance provided at this stage is indicative only and intended to support informed decision-making.

Once you are comfortable proceeding, we move forward under a Preliminary Agreement.

This formalises your engagement with Strava Group and allows us to allocate your project within our forward schedule. It also enables early coordination with consultants, certifiers, and relevant authorities to prepare the project properly before construction.

With the Preliminary Agreement in place, we coordinate the design and documentation process.

Where required, we engage a building designer or draftsperson to work closely with you to develop plans that align with your brief, site conditions, and budget expectations. Throughout this stage, designs are reviewed for buildability, structure, and cost efficiency.

3D modelling can also be provided as an optional service to assist with visualisation and design refinement prior to finalisation.

Once the design is finalised, we prepare and coordinate the full architectural and supporting documentation required for submission to the relevant authority.

This may include a Development Application and Construction Certificate, or a Complying Development Certificate, depending on the project. Approval timeframes vary, however this stage typically takes approximately 4–8 weeks.

Upon approval, the final build cost is confirmed based on the approved documentation.

We then prepare the HIA Residential Fixed Price Building Contract and arrange a meeting to review the contract, inclusions, allowances, and construction stages in detail. This ensures full transparency before signing.

At this stage, the contract can be submitted to your lender to finalise finance approval and confirm progress payments.

Prior to construction commencing, we coordinate appointments with suppliers as required to finalise fixtures, fittings, and finishes.

This ensures all key selections are confirmed and aligned with the approved documentation before work begins on site.

Construction commences on the scheduled start date provided to you.

Before works begin, your appointed project manager will meet with you on site to confirm documentation, expectations, and communication processes. At this stage, confirmation of funding is also required to allow construction to proceed without delay.

Throughout construction, your project manager oversees the build, coordinates trades, and manages quality at every stage.

Clear communication is maintained throughout the process, and every effort is made to manage site conditions responsibly, prioritising safety and minimising disruption where work is undertaken on an existing home.

Once construction is complete, a final inspection is arranged to review the completed works.

Upon final payment, all relevant warranties, certificates, and compliance documentation are provided. A final meeting is conducted to ensure you are satisfied with the outcome and to address any remaining questions.

Our relationship doesn’t end at handover — we remain available should you require support after completion.
