This is the stage most builders never show you. We show it because the demolition stage is where our work is most different: the screw off, the re-bracing, the tying of new structure to old. What happens here decides whether the finished walls are still flat in ten years.

A successful home renovation should improve more than appearance. It should improve the way your home functions every day.
Removing the wall between the kitchen and living room usually means a steel beam and a structural engineer, which is why some builders will steer you toward a nicer kitchen in the same poor layout instead. We would rather do the harder version, because you notice the layout every morning and the splashback about twice a year.
The same thinking applies to storage, to how the rear of the house opens to the yard, and to which finishes we specify. A finish that looks current in 2026 and dated in 2031 has cost you money twice. We push clients toward materials that age rather than expire.

How we build differently.
We build for longevity. That sounds like a slogan until you see where it costs us money. On every home renovation we run:
Framing checked and straightened before lining
Flat walls and ceilings in year one are easy. Flat in year ten comes from the frame, not the plasterer.
Blocking installed at frame stage
Extra noggins and fixings go in where vanities, TVs, handrails and shower screens will hang later, not chased in afterwards.
Waterproofing is a documented hold point
Wet areas are inspected and photographed before a single tile goes on, to AS 3740.
Every new-to-existing junction properly detailed
This is where most renovations crack. It is almost always a detailing shortcut, not settlement. Ours get a proper flashing and movement detail.
The existing structure gets rectified, not covered
Plenty of renovations put new gyprock over old problems and hope for the best. We do a full screw off and re-brace the whole house, tying new and existing structure together so the frame moves as one and future cracking is designed out, not painted over.
Furring channels for a dead flat finish
We install furring channels throughout, creating a perfectly level plane for the new linings regardless of what the old frame is doing behind them. It is the difference between walls that look flat on handover day and walls that still look flat in raking afternoon light years later.

Before starting Strava Group, I spent seven years on the tools as a carpenter and five years running sites. The same failures kept turning up in homes that had passed inspection five years earlier: sagging ceilings, cracked cornices at new-to-old junctions, bathrooms leaking into adjoining bedrooms. None of it was illegal. All of it was avoidable. None of this shows up in a finished-room photo. All of it shows up in year seven.
Honest numbers
What a home renovation actually costs in Sydney.
Most builders will not put numbers on a website. We will, because the alternative is wasting your time and ours across three meetings before anyone mentions a figure.
Preliminaries are the costs that exist before a single wall moves: scaffold, site fencing, temporary services, waste removal, insurances, engineering and supervision. They are real, they are unavoidable, and a quote that does not show them separately has either buried them or forgotten them.
The band is wide because the things that move it are wide. How many of the walls you want gone are structural is usually the largest single factor, followed by the number of wet areas, since a bathroom carries more trades per square metre than any other room in the house. Site access matters more than people expect: a battleaxe block or a narrow terrace frontage can add tens of thousands before work starts.
Smaller jobs, like a kitchen replaced on its own, are usually better served by a specialist, and we are happy to point you toward someone good. Every project is quoted properly after a site inspection. These ranges are here so you can decide whether it is worth a conversation.

The feel of a custom home, without moving.
Once you account for stamp duty, agent commission, legal fees and moving costs, the cost of changing suburbs in Sydney frequently exceeds the cost of the renovation that would have solved the problem.
A complete renovation with Strava Group allows you to retain your address while achieving the feel of a newly built custom home. If your block can support it, a second storey addition or a rear home extension can be staged alongside the renovation rather than revisited in five years, you pay the preliminaries once and open the walls once.
