Honest numbers
How this estimate is worked out.
We start from our published range for a full internal renovation and give each room its share of it: a bathroom carries more trades per square metre than any other room, so it weighs more than its size suggests.
Structural walls, the age of the house and finish level then decide where in the range you sit. Preliminaries are shown on their own line, as they are on every quote we write.

What moves the price
The band is wide because the things that move it are wide.
These are the questions we ask on the first walk-through, because they decide most of the number.
- 01
Structural walls
How many of the walls you want gone are structural is usually the largest single factor. Steel beams, engineering and temporary propping all follow. - 02
Wet areas
Every bathroom is plumbing, waterproofing, screeds and tiling. We grind the slab, build in falls and inspect the membrane before a tile goes on. - 03
The age of the house
Older homes carry original services and conditions that only show once walls open. Federation and period detail work adds to it. - 04
Site access
A battleaxe block or a narrow terrace frontage can add tens of thousands before work starts. - 05
Finishes that age well
A finish that looks current in 2026 and dated in 2031 has cost you twice. We point you toward materials that age well. - 06
Renovate or rebuild
If the structure is sound, renovating is typically 30 to 40 per cent cheaper than a knockdown rebuild. If the footings are failing, a custom home can be the better value. We will tell you which one your house is.
Clear scope
What is in the range, and what is not.

- Structural wall removal at the level you chose
- Waterproofing to AS 3740 for every new wet area, inspected and photographed before tiling

Not in the range
- Provisional sums for things that cannot be priced until walls open, usually existing services and unknown structural conditions; listed openly in the contract
- Heritage and period restoration beyond standard detail work
- Adding floor area (see the extension and second storey calculators)
- Rent or storage if you move out during the build
