More living space at ground level

Extending a younger Cecil Hills home.

Strava Group builds house extensions in Cecil Hills: rear family rooms, bigger kitchens and meals areas, ground floor guest suites and covered outdoor living. The suburb was built from the late 1980s through the 1990s, with some building into the early 2000s, so most homes are structurally young. That changes the job. There is less hidden damage to deal with, the bricks are often close to what is still made, and the work is mostly about adding the room the original floor plan never had.

Extensions we build for Cecil Hills homes:

  • Rear family and meals room extensions
  • Ground floor guest suites with ensuite
  • Kitchen extensions into the yard
  • Alfresco roofs tied into the house
  • Home offices and media rooms
  • Bigger laundries and storage
  • Wider openings to the outdoor area
  • Brick and roof matching to the original

Already two storey and still short of room? Building out at the back is usually the answer. If you want space upstairs on a single storey home, see second storey additions, and if it is the inside that needs work, see home renovations in Cecil Hills.

Many Cecil Hills briefs start the same way: a two storey home with a formal lounge nobody sits in and a family room that is too small. The extension pushes the family room and kitchen out into the yard, and the formal room finally gets a job.

Quick Answer

Most home extensions in Cecil Hills run $70,000 to $300,000 depending on size and how much of the existing structure has to change, at roughly $2,500 to $4,500 per square metre for ground floor work, with around $30,000 in preliminaries (design, engineering and council approvals, plus site set-up) on top. Bushfire rated construction on edge lots, tying a new roof into a two storey rear wall and adding an ensuite are what lift the price most here.

Local knowledge

What we know about extending in Cecil Hills.

A Cecil Hills extension is mostly a design and matching exercise, with one big local variable on the edge of the suburb.

Council

Cecil Hills is in the Liverpool City Council area under the Liverpool Local Environmental Plan 2008. The housing estates carry standard residential zoning, so many rear and side extensions can be certified privately as Complying Development. Edge lots with bushfire mapping, and designs outside the code limits, go to a Development Application. Controls are published by Liverpool City Council and on the NSW Planning Portal.

The Parklands edge

Cecil Hills adjoins the Western Sydney Parklands, and some lots on the edge of the suburb are mapped bushfire prone. There, an extension needs a Bushfire Attack Level assessment and the new work is built to that rating: ember screening, rated glazing and non-combustible cladding and decking as the level rises. At BAL-40 and Flame Zone, Complying Development is off the table.

Housing stock

Mostly brick veneer homes on concrete slabs, many of them two storey, with tiled roofs and the original kitchen and family room across the back. Brick veneer extends simply once the load on the rear wall is engineered, and a slab house makes matching the new floor level straightforward.

Matching brick and tile

Bricks from this era are often still produced or close to it, so a near match can usually be sourced and blended. Roof tiles are harder. We check the profile and colour early and, where an exact match is gone, re-roof the visible face or detail the junction so the change looks intentional.

Yard and setbacks

Many two storey homes here already cover a good share of the lot, so the landscaped area and private open space rules usually set the limit on how far an extension can go. We measure those before talking about room sizes. Where a side path is wide enough for a small excavator the build is simpler, and where it is not, we plan around it.

Ground and drainage

Expect reactive clay, so footings are engineered to the site classification from a geotechnical report. On sloping lots the new slab may need a step or a retaining wall, and surface water is directed away from the join between old and new, which is where water does its damage.

The Strava standard

How we build differently.

An extension lives or dies at the junction between old and new. We build for longevity, and on every Cecil Hills extension we run:

Every new-to-existing junction properly detailed

This is where most extensions crack, leak and part company with the house, and the cause is almost always a detailing shortcut. Ours get a proper structural tie, flashing and movement detail.

The existing structure gets rectified first

Where the extension meets the house, we screw off and re-brace the adjoining structure, tying new and old together so the whole building moves as one. Future cracking gets designed out at frame stage instead of patched at the paint stage.

Footings engineered for the ground they sit on

New footings are engineered for your soil and detailed against the existing ones, because differential movement between old and new slabs is the classic extension failure, and it matters more on an older house whose original footings were never engineered to modern standards.

Furring channels for a dead flat finish

Where new ceilings and walls run through to existing rooms, furring channels give one level plane across both, so you cannot see where the house ends and the extension begins.

Waterproofing is a documented hold point

New wet areas are inspected and photographed before a single tile goes on, to AS 3740, and new roof-to-old-roof junctions get the same treatment.

Everything photographed before it is covered

You receive the record at handover, so in ten years you know exactly what is behind your walls and under your floor. Want more than photos? We can also capture a full 3D virtual model of the frame, plumbing, wiring and waterproofing before the plasterboard goes on, available as an optional add-on.

Before starting Strava Group, I spent seven years on the tools as a carpenter and five years running sites. The failures I kept seeing in extensions were always at the join: cracked cornices along the old wall line, roofs that leaked where new met old, floors that stepped as slabs settled differently. None of it was illegal. All of it was avoidable. None of this shows up in a finished-room photo. All of it shows up in year seven.

Honest numbers

What a house extension actually costs in Cecil Hills.

Most builders will not put numbers on a website. We will, because the alternative is wasting your time and ours across three meetings before anyone mentions a figure.

ItemTypical range
Home extension, depending on size and scope$70k–$300k
Ground floor extension work$2,500–$4,500 /m²
Preliminaries, on top of build costapprox. $30,000

Preliminaries are the costs that exist before a single wall moves: design, engineering and council approvals, plus site set-up such as site fencing, temporary services, waste removal, insurances and supervision. They are real, they are unavoidable, and a quote that does not show them separately has either buried them or forgotten them.

In Cecil Hills the younger structure keeps surprises down, so many projects land in the middle of the band. Two storey homes add a little, because the roof tie-in at the back is more involved, and bushfire rated construction on edge lots adds more. Otherwise the price follows how much of the existing structure has to change and how many wet areas you add.

Every project is quoted properly after a site inspection. These ranges are here so you can decide whether it is worth a conversation.
