Extending an Epping home on a generous block.

Epping sits mostly in the City of Parramatta Council area under the Parramatta Local Environmental Plan 2023, with the northern edge in Hornsby Shire. Several Epping precincts, including streets around Essex Street and Rosebank Avenue, sit inside heritage conservation areas where extensions go through a Development Application. Outside those areas most detached homes can use Complying Development through a private certifier. We confirm the pathway for your property before quoting. Housing stock

Federation and interwar homes on the older streets, a broad stock of 1950s and 60s brick and weatherboard houses, and later two storey homes on the larger blocks. Many of the older houses have been extended once before, often with a fibro sunroom or lean-to that was never built to last. Those earlier additions usually come off and are replaced with something engineered.

Structure

Older Epping homes are double brick or weatherboard on timber floors with hardwood framing and terracotta roofs, and the mid-century stock is brick veneer on a timber frame. Cutting a new opening into a double brick rear wall needs an engineered lintel and careful propping, and the new floor has to meet the existing suspended floor exactly. Brick veneer extends more simply once the load path is engineered.

Yard and block

Blocks in Epping are typically 700 to 1,000 square metres and often larger on the older streets, many of them sloping and treed. The trees are protected under council controls and usually shape where the extension can go. The size of the block means a substantial rear extension is possible while keeping a real garden.

Furring channels for a dead flat finish

Where new ceilings and walls run through to existing rooms, furring channels give one level plane across both, so you cannot see where the house ends and the extension begins.

Elsewhere a matched brick and roofline is possible where the original brick can still be sourced.
