Home extensions in Northmead, done properly.
Home extensions in Northmead by a licensed builder, with creek flood levels and bushfire edges checked before design. Most extensions run $70,000 to $300,000 depending on size and how much of the existing house has to change, itemised quote, honest programme, one builder from concept to handover.

Adding to a mid-century home
Extending a Northmead home.
Strava Group builds house extensions in Northmead: open kitchen and living spaces at the back, a second bathroom, more bedrooms and timber decks out to the garden. Most detached homes here date from the 1940s to the 1960s, with some timber cottages from around 1912, and many were built with modest living areas. With Toongabbie Creek and Darling Mills Creek forming the suburb’s edges, lots near the creeks can also carry flood or bushfire controls.
Extensions we build for Northmead homes:
- Rear living and kitchen extensions
- Second bathrooms and ensuites
- Extra bedrooms
- Extensions designed to flood floor levels
- Bushfire rated construction where required
- Subfloor and frame repairs at the join
- Decks and covered outdoor rooms
- Cladding matched to the house
When the rooms are big enough and only need updating, our home renovations in Northmead page is the better fit. Want the yard left untouched? Consider second storey additions.
Northmead homes from the middle of last century were built with solid frames and small rooms. A rear extension gives them the open living and second bathroom they never had, and the original rooms become bedrooms and a study.

Quick Answer
Most home extensions in Northmead run $70,000 to $300,000 depending on size and how much of the existing structure has to change, at roughly $2,500 to $4,500 per square metre for ground floor work, with around $30,000 in preliminaries (design, engineering and council approvals, plus site set-up) on top. Subfloor repairs at the join, a flood floor level and bushfire rated construction on creek lots push the price up most on these homes.
Local knowledge
What we know about extending in Northmead.
Creeks on two sides shape many Northmead lots. This is what we check.
Council
Northmead has been entirely within the City of Parramatta Council since the 2016 merger, under the Parramatta LEP 2023. A private certifier can approve plenty of single storey additions here under Complying Development, and flood, bushfire or heritage controls can shift a project to a DA. Council controls are on the City of Parramatta Council site and the NSW Planning Portal.
Creek flood controls
Some lots carry flood planning controls under the Upper Parramatta River Catchment flood study. On an affected lot, council sets a flood planning level and the new living rooms are built at or above it. The planning certificate tells us, and we design the levels from it.
Bushland edges
Some lots backing onto the creek corridors are mapped bushfire prone. An extension on one of those lots needs a Bushfire Attack Level assessment and construction to match, from glazing to decking, and we price it before design.
Housing stock
Detached homes here are mostly 1940s to 1960s, with some timber cottages from about 1912. We check the frame, subfloor and roof at the junction for termite and rot damage before connecting anything, and repair what has failed.
A changing suburb
Apartments now make up about a third of Northmead’s dwellings. For the detached houses that remain, adding space keeps the family on a block that is becoming less common in the suburb.
Plumbing new wet areas
New bathrooms in an extension drain by gravity to the existing sewer junction. Where the block falls away from the house this is usually easy. Where it is flat, the depth of the junction can limit where a shower or toilet sits, so we dig and measure before the layout is fixed.

The Strava standard
How we build differently.
An extension lives or dies at the junction between old and new. We build for longevity, and on every Northmead extension we run:
Every new-to-existing junction properly detailed
This is where most extensions crack, leak and part company with the house, and the cause is almost always a detailing shortcut. Ours get a proper structural tie, flashing and movement detail.
The existing structure gets rectified first
Where the extension meets the house, we screw off and re-brace the adjoining structure, tying new and old together so the whole building moves as one. Future cracking gets designed out at frame stage instead of patched at the paint stage.
Footings engineered for the ground they sit on
New footings are engineered for your soil and detailed against the existing ones, because differential movement between old and new slabs is the classic extension failure, and it matters more on an older house whose original footings were never engineered to modern standards.
Furring channels for a dead flat finish
Where new ceilings and walls run through to existing rooms, furring channels give one level plane across both, so you cannot see where the house ends and the extension begins.
Waterproofing is a documented hold point
New wet areas are inspected and photographed before a single tile goes on, to AS 3740, and new roof-to-old-roof junctions get the same treatment.
Everything photographed before it is covered
You receive the record at handover, so in ten years you know exactly what is behind your walls and under your floor. Want more than photos? We can also capture a full 3D virtual model of the frame, plumbing, wiring and waterproofing before the plasterboard goes on, available as an optional add-on.
Before starting Strava Group, I spent seven years on the tools as a carpenter and five years running sites. The failures I kept seeing in extensions were always at the join: cracked cornices along the old wall line, roofs that leaked where new met old, floors that stepped as slabs settled differently. None of it was illegal. All of it was avoidable. None of this shows up in a finished-room photo. All of it shows up in year seven.
Honest numbers
What a house extension actually costs in Northmead.
Most builders will not put numbers on a website. We will, because the alternative is wasting your time and ours across three meetings before anyone mentions a figure.
| Item | Typical range |
|---|---|
| Home extension, depending on size and scope | $70k–$300k |
| Ground floor extension work | $2,500–$4,500 /m² |
| Preliminaries, on top of build cost | approx. $30,000 |
Preliminaries are the costs that exist before a single wall moves: design, engineering and council approvals, plus site set-up such as site fencing, temporary services, waste removal, insurances and supervision. They are real, they are unavoidable, and a quote that does not show them separately has either buried them or forgotten them.
In Northmead the age of the house and where the lot sits relative to the creeks move the number most. Repairs at the junction, a flood floor level or bushfire rated construction can lift a project to the middle of the band. The remainder comes down to the number of new wet areas and how much of the existing structure has to change.
Every project is quoted properly after a site inspection. These ranges are here so you can decide whether it is worth a conversation.
