Adding to an older home

Extending in Granville, carefully.

Strava Group builds house extensions in Granville: new living space behind older cottages, additional bedrooms and bathrooms, and sheltered outdoor rooms. Granville has 113 heritage features and two heritage conservation areas, and some lots near its waterways carry flood planning controls. Both shape what an extension can look like and how high its floor sits, so we check them before anything is designed.

Extensions we build for Granville homes:

  • Rear extensions behind the original roofline
  • Kitchen, dining and family extensions
  • Extra bedrooms and bathrooms
  • Extensions designed to flood floor levels
  • Replacing old rear additions
  • Heritage sympathetic materials and detailing
  • Subfloor repairs where old meets new
  • Covered outdoor rooms

Already enough space, and it is the interior letting you down? Our home renovations in Granville page covers that. For more room while keeping the yard, second storey additions are worth a look, though heritage controls apply to them too.

In a heritage street, the best Granville extensions are hard to spot from the footpath. The front of the cottage stays as it is, and the new living space sits low behind it.

Quick Answer

Most home extensions in Granville run $70,000 to $300,000 depending on size and how much of the existing structure has to change, at roughly $2,500 to $4,500 per square metre for ground floor work, with around $30,000 in preliminaries (design, engineering and council approvals, plus site set-up) on top. Heritage design and approval, meeting a flood floor level and subfloor repairs at the join account for most of the difference between Granville projects.

Local knowledge

What we know about extending in Granville.

Granville combines heritage, flood controls and two councils. Each of those gets checked before we draw.

Two councils

Most of Granville is in Cumberland City Council under the Cumberland LEP 2021, and north of the railway line is the City of Parramatta Council under the Parramatta LEP 2023. Controls and heritage schedules differ between the two, so we confirm your council from the planning certificate. See Cumberland City Council, City of Parramatta Council and the NSW Planning Portal.

Heritage

Granville has 113 heritage features and two heritage conservation areas, the Granville Civic Precinct and the Granville Residential Precinct. A heritage item, or a home inside a conservation area, generally needs a Development Application with a heritage assessment for an extension. A single storey rear addition that keeps the street front intact is the design that usually gets through.

Flood controls

Some lots carry flood planning controls from the Duck River, Duck Creek and A’Becketts Creek flood study. On an affected lot, new living rooms are built at or above the flood planning level, and anything lower is detailed in materials that tolerate water. The planning certificate shows whether your lot is affected.

Older homes

Many of the older detached homes in Granville sit on piers with timber floors. Before an extension is connected, we open up the subfloor and rear wall at the junction, repair any rot or termite damage, and set the new floor to meet the old one exactly.

Old sleepouts and lean-tos

Earlier additions at the back of older homes were often built lightly, on shallow footings and with poor flashing. We test any old sheeting for asbestos before it is touched, and in most cases the old addition comes off and the extension replaces it on proper footings.

What council looks for

In the conservation areas, an addition that reads as new, sits lower than the main roof and uses materials that sit comfortably beside the original tends to be supported. Close copies of period detail are usually discouraged. We bring in a heritage consultant where the site needs one.

The Strava standard

How we build differently.

An extension lives or dies at the junction between old and new. We build for longevity, and on every Granville extension we run:

Every new-to-existing junction properly detailed

This is where most extensions crack, leak and part company with the house, and the cause is almost always a detailing shortcut. Ours get a proper structural tie, flashing and movement detail.

The existing structure gets rectified first

Where the extension meets the house, we screw off and re-brace the adjoining structure, tying new and old together so the whole building moves as one. Future cracking gets designed out at frame stage instead of patched at the paint stage.

Footings engineered for the ground they sit on

New footings are engineered for your soil and detailed against the existing ones, because differential movement between old and new slabs is the classic extension failure, and it matters more on an older house whose original footings were never engineered to modern standards.

Furring channels for a dead flat finish

Where new ceilings and walls run through to existing rooms, furring channels give one level plane across both, so you cannot see where the house ends and the extension begins.

Waterproofing is a documented hold point

New wet areas are inspected and photographed before a single tile goes on, to AS 3740, and new roof-to-old-roof junctions get the same treatment.

Everything photographed before it is covered

You receive the record at handover, so in ten years you know exactly what is behind your walls and under your floor. Want more than photos? We can also capture a full 3D virtual model of the frame, plumbing, wiring and waterproofing before the plasterboard goes on, available as an optional add-on.

Before starting Strava Group, I spent seven years on the tools as a carpenter and five years running sites. The failures I kept seeing in extensions were always at the join: cracked cornices along the old wall line, roofs that leaked where new met old, floors that stepped as slabs settled differently. None of it was illegal. All of it was avoidable. None of this shows up in a finished-room photo. All of it shows up in year seven.

Honest numbers

What a house extension actually costs in Granville.

Most builders will not put numbers on a website. We will, because the alternative is wasting your time and ours across three meetings before anyone mentions a figure.

ItemTypical range
Home extension, depending on size and scope$70k–$300k
Ground floor extension work$2,500–$4,500 /m²
Preliminaries, on top of build costapprox. $30,000

Preliminaries are the costs that exist before a single wall moves: design, engineering and council approvals, plus site set-up such as site fencing, temporary services, waste removal, insurances and supervision. They are real, they are unavoidable, and a quote that does not show them separately has either buried them or forgotten them.

In Granville, heritage design, a DA, flood floor levels and subfloor repairs at the join tend to put projects in the middle of the band. What is left mainly reflects how much of the existing structure has to change.

Every project is quoted properly after a site inspection. These ranges are here so you can decide whether it is worth a conversation.
