Extending a rural home

More room on a Dural property.

Strava Group builds house extensions in Dural NSW 2158: new living wings, extra bedrooms, guest or parent suites and large covered outdoor areas. Dural is rural zoned with a 2 hectare minimum lot size, so most houses have room to grow in any direction. What sets the budget is the work around the house: the bushfire rating near bushland, how the property handles its wastewater, and which council’s rules apply.

Extensions we build for Dural homes:

  • Living wings and family room extensions
  • Parent and guest suites with ensuite
  • Extra bedrooms for growing families
  • Covered outdoor entertaining areas
  • Construction to the assessed BAL
  • Coordinated on-site wastewater upgrades
  • Breezeways linking new and old wings
  • Garages, workshops and storage

If you want the existing rooms to work better before adding more, see home renovations in Dural. Thinking of starting again on the same land? Our custom homes and knockdown rebuilds page explains how that works.

A Dural extension is often a wing: bedrooms and a bathroom on one side of the house, linked by a hallway or breezeway. The design is the easy part. Confirming the treatment system can handle the extra bathroom is what keeps the project on budget.

Quick Answer

Most home extensions in Dural run $70,000 to $300,000 depending on size and how much of the existing structure has to change, at roughly $2,500 to $4,500 per square metre for ground floor work, with around $30,000 in preliminaries (design, engineering and council approvals, plus site set-up) on top. On a Dural property, the bushfire rating, a possible treatment system upgrade and the floor area of the wing decide the figure. A generous wing can reach the top of the range or go past it, which we flag at the first meeting.

Local knowledge

What we know about extending in Dural.

Rural land needs a few questions answered before any drawing starts. Here is what we look at on a Dural property.

Two councils

Most of Dural’s housing sits in Hornsby Shire Council, east of Old Northern Road, with the western side in The Hills Shire Council. Rural zoning applies on both sides, RU2 under the Hornsby LEP 2013 and RU6 under The Hills LEP 2019, with a 2 hectare minimum lot size. Each council has its own controls, so we confirm yours from the planning certificate. See Hornsby Shire Council, The Hills Shire Council and the NSW Planning Portal.

Approval pathway

On rural zoned land, some additions can be approved as Complying Development under the Rural Housing Code, which is quicker than a DA. BAL-40 and Flame Zone rule that out, and lots with other constraints go to a DA with the relevant council. We confirm the pathway before quoting.

Bushfire rating

Land near bushland in Dural is mapped bushfire prone. Before design, a Bushfire Attack Level assessment rates the site, and the extension is then built to that level, with tougher glazing, ember guards and fire resistant materials at the higher ratings. The assessment can also require vegetation around the new work to be managed, which affects where the wing sits.

Wastewater

Dural has reticulated town water, but many properties are unsewered and run on an on-site wastewater system. That system is sized partly on bedrooms and fixtures, so new bedrooms and bathrooms can push it past its rated load. We have it assessed at the site visit, and any upgrade and its council approval run alongside the extension.

Placing the new wing

A large lot lets the extension sit for sun, outlook and the way the outdoor areas get used. It also has to stay clear of the effluent disposal area, any reserve area set aside for it and buried service lines, so we map all three before design.

Getting materials in

Long driveways and farm gates suit cars better than concrete trucks. We check turning circles, driveway strength and where a concrete pump can set up, because access on a rural property decides how the slab is poured and how materials arrive.

The Strava standard

How we build differently.

An extension lives or dies at the junction between old and new. We build for longevity, and on every Dural extension we run:

Every new-to-existing junction properly detailed

This is where most extensions crack, leak and part company with the house, and the cause is almost always a detailing shortcut. Ours get a proper structural tie, flashing and movement detail.

The existing structure gets rectified first

Where the extension meets the house, we screw off and re-brace the adjoining structure, tying new and old together so the whole building moves as one. Future cracking gets designed out at frame stage instead of patched at the paint stage.

Footings engineered for the ground they sit on

New footings are engineered for your soil and detailed against the existing ones, because differential movement between old and new slabs is the classic extension failure, and it matters more on an older house whose original footings were never engineered to modern standards.

Furring channels for a dead flat finish

Where new ceilings and walls run through to existing rooms, furring channels give one level plane across both, so you cannot see where the house ends and the extension begins.

Waterproofing is a documented hold point

New wet areas are inspected and photographed before a single tile goes on, to AS 3740, and new roof-to-old-roof junctions get the same treatment.

Everything photographed before it is covered

You receive the record at handover, so in ten years you know exactly what is behind your walls and under your floor. Want more than photos? We can also capture a full 3D virtual model of the frame, plumbing, wiring and waterproofing before the plasterboard goes on, available as an optional add-on.

Before starting Strava Group, I spent seven years on the tools as a carpenter and five years running sites. The failures I kept seeing in extensions were always at the join: cracked cornices along the old wall line, roofs that leaked where new met old, floors that stepped as slabs settled differently. None of it was illegal. All of it was avoidable. None of this shows up in a finished-room photo. All of it shows up in year seven.

Honest numbers

What a house extension actually costs in Dural.

Most builders will not put numbers on a website. We will, because the alternative is wasting your time and ours across three meetings before anyone mentions a figure.

ItemTypical range
Home extension, depending on size and scope$70k–$300k
Ground floor extension work$2,500–$4,500 /m²
Preliminaries, on top of build costapprox. $30,000

Preliminaries are the costs that exist before a single wall moves: design, engineering and council approvals, plus site set-up such as site fencing, temporary services, waste removal, insurances and supervision. They are real, they are unavoidable, and a quote that does not show them separately has either buried them or forgotten them.

On a Dural property the build itself is usually efficient, with good space to work. Two things swing the price: the BAL that applies to the new wing, and whether the treatment system can take the extra load. A high rating combined with a new system is a real cost, so both are assessed before we quote. Where the wing joins the house, how much of the existing structure has to change is the remaining variable.

Every project is quoted properly after a site inspection. These ranges are here so you can decide whether it is worth a conversation.
